Narrow Streets, Old Cottages, Tight Constraints

Appledore is a shipbuilding village at the mouth of the Torridge, and the old part of it was laid out long before anyone imagined a van. Irsha Street and the lanes running down to the quay are narrow, largely one way in practice, and parking is genuinely difficult for most of the year and close to impossible in August.

That matters more than it sounds. Tell me where I can realistically park when you book, or which end of the street to approach from, and the visit runs to time instead of starting with fifteen minutes of hunting.

The housing is the other constraint. Much of the old village is a conservation area with listed and near-listed fishermen's cottages: solid walls, shared party walls, small rooms and very few sensible routes for a flue. Boiler siting in these properties is usually a compromise someone made decades ago, and the sensible approach is to work with what is there rather than propose something the building will not take. Some properties still have back boilers behind a fire, and I will give you a straight view on whether one is realistically repairable before you spend anything.

My cottage is listed. Does that change what you can do?

For servicing and repairs, no. For anything that changes the flue route or the appliance position it can, because listed building consent may be involved. I will tell you plainly if that is where a job is heading rather than start it and stop.

There is a back boiler behind the fire. Is it worth repairing?

Sometimes, and often not. Parts for most back boiler models are effectively unavailable now. I will look at it and give you an honest view before you commit to anything. ---
