Appledore is an old shipbuilding village where the Taw and the Torridge meet, and the old part was laid out long before anyone needed to park a van. Irsha Street and the lanes down to the quay are tight, and parking is hard for most of the year. Tell me where I can realistically stop when you book, and the visit starts on time instead of with a lap of the village.

What do old fishermen's cottages do to a heating system?
They limit where a boiler and its flue can go, so the job is usually to work with the boiler where it already is. A lot of the old village is a conservation area, and much of it is fishermen's cottages: thick walls, shared party walls, small rooms and few sensible places for a flue. Where the boiler sits is usually a decision somebody made decades ago, and I won't suggest something the building won't take.
Some cottages still have a back boiler behind the fire. They can be repaired, but parts for many models are hard to find now, and I'll tell you that before you spend anything. Back boilers always need the full service, because they don't have the burner gasket a modern boiler has. A Full gas boiler service is £185 including VAT. It adds a new burner gasket, a full clean of the heat exchanger and burner, and inspection and cleaning of the ignition electrodes and the flame sensor.

Book online and your time is confirmed straight away. I work Monday to Friday, 9am to 5pm, and I'm not an emergency service. If it isn't a job for me, I'll say so and point you to someone who can help, rather than going quiet on you.

You choose a start time when you book, not a morning or an afternoon. It is an estimate, because the job before yours can finish early or run on. When I set off to you, you get a text with a link that shows where I am, so you can see when I'll be at the door.

Can you get to a cottage in the old village?
Almost always. In summer I may have to park further back and carry the kit in, which is fine as long as I know before I set off. Tell me about access when you book.
My cottage is listed. Does that limit what you can do?
Not for servicing or repairs. It can matter if a job would move the flue or the boiler, because listed building consent may come into it, and I'll say so before any work starts.
Is a back boiler worth repairing?
Sometimes. It depends on the fault and whether the part still exists. I'll look at it and give you an honest view before you commit to anything.
I let my cottage to holiday guests. What do I need?
A landlord gas safety check every 12 months, with the certificate. A landlord gas safety check for one appliance, with the certificate, is £105 including VAT. Each extra appliance is £30, or £80 for each extra gas fire.
