Boiler Repairs in North Devon
Fast diagnosis and repair of all boiler makes and models. Same-day call-out where possible.
A boiler picks its moment. It'll be fine for three years and then pack up on the coldest morning of the winter, usually with a house full of people waiting for a shower.
I'm George Lane, a Gas Safe registered engineer, and I fix them across Barnstaple and all of North Devon. Same day where I can, next day for most jobs. I'll find out what's actually wrong first, then tell you what it costs to put right before I start on it.
What I Can Fix
These are the most common faults I deal with:
Boiler brands I regularly work on: Worcester Bosch, Vaillant, Baxi, Ideal, Glow-worm, Potterton, Viessmann, Intergas, Alpha, Ariston.
Old and awkward is normal work here, not a reason to be turned away. Back boilers, open-vented systems, system and regular boilers, microbore pipework, boilers sited where somebody put them forty years ago and nobody has fancied since. The one honest catch is parts: if a component isn't made any more, I'll tell you that before you spend anything.
How My Pricing Works
There is no separate call-out fee on top of the labour. The £105 is one figure covering attendance, diagnosis, travel and the first hour, rather than an attendance charge with labour started on top of it.
The full minimum charge applies if the visit takes less than 60 minutes. Parts and materials are extra. If parts or further work are needed, you'll get a fixed-price quote before that work proceeds.
Travel beyond 25 miles from South Molton carries a £30 including-VAT travel charge, disclosed before the booking is confirmed. All prices include VAT.

Frequently Asked Questions
How much does a boiler repair cost in North Devon?
The minimum repair charge is £105 including VAT. It includes attendance and diagnosis, travel within 25 miles of South Molton, and up to 60 minutes at the property. Parts and materials are extra, and I give you a fixed-price quote before any further work proceeds.
Do you charge a call-out fee?
No. There is no separate call-out fee on top of the labour. A repair visit has a £105 including-VAT minimum charge, and that one figure covers attendance, diagnosis, travel within 25 miles of South Molton, and up to 60 minutes at the property. The full £105 applies even if the visit takes less than 60 minutes. Parts and materials are not included, and any further work is fixed-price quoted before it proceeds.
How quickly can you come out for an emergency boiler repair?
Same-day for genuine emergencies where I have capacity. Next-day for most urgent but non-emergency jobs. During peak winter months (October to January), demand is higher. Call early in the day if possible.
Do you repair all boiler makes and models?
Yes. I work on all main domestic gas boiler brands: Worcester Bosch, Vaillant, Baxi, Ideal, Glow-worm, Potterton, Viessmann, Intergas, Alpha, Ariston, and others. Older back boilers and open-vented systems included. The only real limit is parts: if a component is no longer obtainable, I tell you before you spend anything.
Is it worth repairing a boiler that's 10 or 15 years old?
It depends on the fault and the boiler's service history. A 12-year-old Worcester Bosch with a single failed component and a full service history is usually worth repairing. A 15-year-old boiler with no service records and multiple developing faults may not be. I'll give you my honest view based on what I find.
What are the most common boiler faults?
In order of frequency: ignition failures, diverter valve problems (on combi boilers), PCB faults, expansion vessel failures, and pump issues. During cold weather, frozen condensate pipes cause a lot of callouts. These are usually fixable quickly.
What does the repair minimum include?
The £105 including-VAT minimum covers attendance and diagnosis, travel within 25 miles of South Molton, and up to 60 minutes at the property. The full minimum applies to shorter visits. Parts and materials are extra, and any further work is fixed-price quoted before it proceeds.
What happens if you can't fix it on the first visit?
If a part needs ordering, I'll tell you what's needed, give you the cost, and arrange a return visit once it arrives. Common parts are usually quick to source, but for less common components or older boiler models a second visit may take a little longer. I'll be straight with you about timescales.
Can I get a rough idea of the fault from an error code?
Often, yes. If your boiler is displaying an error code, call me with the code and the make/model of the boiler and I can often give you a likely diagnosis before I come out. That said, error codes indicate the symptom, not always the root cause — a proper diagnosis still requires me to see the boiler.
When You Book Me
You'll get an answer. Ring or message during the working day and you'll hear back the same day; evenings and weekends, it'll be the next working day. And if it isn't a job for me, I'll tell you that and point you at someone who can help, rather than going quiet on you.
When you book, I'll confirm it and give you a two-hour window rather than a whole day sat at home waiting. On the morning you get a text with a tracking link, so you can see where I've got to instead of wondering. Traffic and the job before yours are real, so it's a window rather than a promise to the minute, but if it slips you'll hear it from me first.
I'll cover up where I'm working, clear up after myself, and run the boiler through a full cycle before I go. You get the house back as you left it, minus the fault.
The paperwork comes on the day, not a fortnight later: a written record of what I checked, what I tested and what I found. Gas safety certificates go over by email the same day, which is what a letting agent, an insurer or a buyer's solicitor will ask you for.
Parts I fit are guaranteed for 12 months, and that covers the labour to put it right as well as the part. What it doesn't cover is the rest of a boiler I didn't supply, boilers over 10 years old, or damage caused by sludge and scale in the system. If any of that applies to yours, I'll tell you before the work, not after it.
Is It Worth Repairing or Replacing?
Every visit starts with finding out what's actually wrong, not with a quote for a new boiler. I'll show you what I've found and what it means, and you'll have a fixed price before I go any further. I don't earn commission on boiler sales, so there is nothing pulling me towards telling you to replace something that can be fixed.
A boiler under 10 years old with a single component fault is usually worth repairing. The repair will typically cost far less than replacement, and most modern boilers have a design life of 15–20 years.
A boiler over 15 years old with recurring faults, or where a major component (heat exchanger, PCB) has failed, deserves a proper conversation about replacement. I'll give you my honest assessment either way.
