When your boiler packs up here, you haven't got a long list of engineers to ring. I cover Great Torrington properly, and most call-outs I can get to the same day or the next morning.

One thing worth saying early. There are more oil and LPG boilers around EX38 than you'll find nearer Barnstaple, especially on the farms and rural places on the edge of town. I only work on mains gas. LPG work needs a Gas Safe engineer whose registration covers it, and oil work needs someone OFTEC-registered.

Heating and hot water both run, no lingering fault codes, everything working as it should before I pack up.
Pressure loss: Worcester F22, Vaillant F22, Baxi E119, Ideal F1 Older Torrington properties with tired pipework are prone to slow leaks at joints, radiator connections and under floors. Pressure drops, the boiler throws a code and gives up on you. I'll find the cause rather than top the system up and drive away.
Ignition faults: Worcester F28/EA 227, Vaillant F28/F29, Baxi E133, Ideal F1 Ignition failure usually comes down to a worn spark electrode, a dirty flame sensor or a gas valve on its way out. Worcester Bosch is the most common premium brand round here, and the EA 227 ignition lockout is one I see regularly. On older Vaillant ecoTEC models it's often the F75 pressure sensor or pump fault.
Diverter valve failure Hot water but no heating, or heating but no hot water. The diverter valve decides which circuit gets the hot water from the heat exchanger, so when it sticks or the seals go, one side misses out. Replacement valves for the Worcester Bosch and Baxi models common round here are easy enough to get hold of.
PCB failure (printed circuit board) When the PCB goes, the boiler might lock out for no obvious reason, refuse to light, or throw codes that don't point anywhere useful. I confirm it with test equipment before I recommend replacing one. They're among the pricier parts in a boiler, and getting it wrong is an expensive mistake.
Expansion vessel failure A waterlogged expansion vessel means pressure climbs when the boiler fires, the PRV opens to let it out, and you're topping up every few days. Re-pressurising or replacing the vessel sorts it for good.
Pump failure and circulation problems A seized circulating pump is more likely in older systems that haven't been serviced regularly. The boiler fires happily enough, but the heat never reaches the radiators. In Torrington's older houses I sometimes find pumps that have been running on borrowed time for years.
Heat exchanger damage A cracked or blocked primary heat exchanger is one of the more serious things that can go wrong. You'll usually hear it first — a persistent kettling noise from scale build-up — or, if it's cracked, you'll see slow water loss and possible combustion problems. Heat exchangers cost enough that the conversation often turns to replacement instead.
Thermistor (NTC sensor) faults The flow and return thermistors keep an eye on water temperature. When one fails, the boiler can lock out with a code that sounds like overheating or underheating. Once I've worked out which sensor it is, it's usually a cheap fix.
Worcester Bosch Greenstar: the most common premium boiler across North Devon, Great Torrington included. The Greenstar CDi, 4000 and 8000 are all out there in EX38. Well built, and parts are easy to come by. Usual suspects: diverter valve, expansion vessel, PCB.
Vaillant ecoTEC Plus and Pro. Fitted a lot in the town's newer housing. F75 and F22 are what I see most on these around Torrington.
Baxi 800 series and Duo-tec: a popular mid-range choice, common in rentals and housing association properties around the town. E133 ignition faults are the most frequent Baxi call.
Ideal Logic and Vogue. Sound mid-market boilers. The Logic range has a known thermistor fault on older units that throws an F1 code — usually a cheaper fix than the code makes it sound.
Glow-worm Betacom and Flexicom. More common in the older housing around Castle Hill and the back streets off South Street. Glow-worm built reliable boilers, but some Flexicom parts are getting hard to find now, so I'll check availability before I commit you to a repair.
Potterton Performa and Profile. Still going in some of the older Torrington properties and the odd farm building. Parts for the older Pottertons are getting patchy.
If you're out on the edges of EX38, check what your boiler runs on before you book. I don't work on LPG or oil. LPG needs a Gas Safe engineer whose registration covers that work; oil needs an OFTEC-registered engineer.
EX38 covers Great Torrington and the country around it, including Winkleigh, Dolton, Sheepwash and the rural parishes between Torrington and the Okehampton side.
The town centre — Castle Hill, South Street, Well Street, the streets around the Pannier Market — is a mix of Georgian and Victorian, some residential, some commercial. Some have had the heating updated two or three times over; others are still working with a system that hasn't changed much in 30 years. Dartington Crystal on the edge of town and RHS Rosemoor just outside are the landmarks most people navigate by at this end of EX38.
The newer developments east of the centre and out towards the bypass tend to have modern combi installations. Different faults, and parts that turn up quicker.
Out in the rural EX38 hinterland — the farmhouses and cottages between Torrington and the Holsworthy road, towards Sheepwash and Black Torrington — a lot of properties run on LPG or oil. Both are outside what I do.
The age-and-brand sums work the same in Great Torrington as anywhere, though a couple of things here are worth knowing:
Under 8 years old. Nearly always worth repairing. A boiler that's been looked after should see 12–15 years.
8–12 years old — depends on the brand and the fault. A Worcester Bosch at 10 years with a failed diverter valve? Fix it. A Glow-worm Flexicom from the early 2000s with a dead PCB? Parts availability is the first question, and the answer can change the whole picture.
Over 15 years. Time for an honest chat. Parts for a lot of older models are discontinued now. If the repair's going to cost over £400–500, replacing will often work out cheaper over the next 3–5 years, particularly once you factor in what a modern A-rated condensing boiler saves against an old one.
In Torrington's older housing I sometimes find boilers that have been nursed along well past their natural life. There comes a point where repairing keeps costing more and working less. I'll tell you straight where yours sits.

Depends on the boiler, the fault and the cost. Some older boilers are well worth fixing if the fault's minor and the parts exist. Others are past it. I'll give you a straight answer once I've seen it — I don't make money by talking you into a new boiler.
It's the industry standard commissioning document an engineer fills in when they install a boiler or carry out certain work. Manufacturers want it completed to validate the warranty. If your boiler went in without one, the manufacturer may turn down a warranty claim, so it's worth digging out your paperwork and checking.
