Common Boiler Faults I Fix in Bideford EX39

Pressure loss: Worcester F22, Vaillant F22, Baxi E119, Ideal F1 My single most common call anywhere in North Devon. In Bideford, with a lot of older housing carrying ageing pipework and fittings, the leak's often at a radiator valve, a joint under the floorboards, or the pressure relief valve (PRV) itself. I find the cause rather than topping it up and driving off — that's a fix that has you ringing me again in a fortnight.

Ignition faults: Worcester F28/EA 227, Vaillant F28/F29, Baxi E133, Ideal F1 When a boiler fires for a second and cuts out, or won't light at all, it's usually the spark electrode, the flame sensor or the gas valve. On older Vaillant ecoTECs the F75 code (pump or pressure sensor) is a regular caller, especially past ten years old. I carry diagnostic kit so I can prove which part has failed before anyone buys anything.

Limescale damage. Heat exchangers and plate heat exchangers With the Torridge water being moderately hard, a Bideford boiler that's never had system inhibitor in it (BS 7593 says it should) can build a limescale crust on the primary heat exchanger, or block the plate heat exchanger completely. You'll hear kettling or banging first, then notice the hot water isn't what it was. Catching that with a power flush and inhibitor is a great deal cheaper than a new heat exchanger.

Diverter valve failure Hot water but no heating, or heating but no hot water — the diverter valve is the prime suspect. It's the moving part inside the boiler that decides which circuit gets the heated water, and when it sticks or fails, one side goes without. Standard repair on most Worcester Bosch Greenstar and Baxi 800 models, and normally done in one visit.

PCB failure The printed circuit board is the boiler's brain. When it goes, the boiler might refuse to start, lock out over and over, or just behave oddly. A PCB costs more than most repairs, so I'll always prove the diagnosis before I recommend one.

Expansion vessel failure A waterlogged expansion vessel means pressure loss that keeps coming back. System pressure climbs, the PRV discharges to let it go, and you're topping up every few days. Re-pressurising or replacing the vessel ends that for good.

Flue fan (inducer fan) faults The flue fan pulls the combustion gases out of the boiler, and when it fails the boiler locks out to keep you safe. It has a distinctive sound to it — a grinding noise, or no noise at all when the boiler tries to start — so it's an easy one to pin down.

Boiler Brands I Repair in Bideford

Worcester Bosch Greenstar: the Greenstar 2000, 4000 and 8000 all over Northam and Westward Ho!. Well-built boilers with good parts availability. The usual faults are the diverter valve, the expansion vessel and the PCB.

Vaillant ecoTEC Plus and Pro. Fitted everywhere in North Devon through the 2010s. F75 and F22 account for most of my Vaillant call-outs in Bideford.

Baxi 800 and Duo-tec. Popular in rentals and housing association stock. The E133 ignition lockout is what I'm called to most on these.

Ideal Logic and Vogue. Solid mid-market boilers. The Logic range has a known thermistor weakness on older models that throws an F1 ignition fault, and it's usually a cheaper repair than it sounds.

Glow-worm Betacom and Flexicom. Common in the older Victorian and Edwardian housing around East-the-Water and the quayside. Parts for older Flexicoms are getting patchy, so I check before I commit to a repair.

Potterton Performa and Profile. Still going in some older Bideford properties. Good boilers in their day, but the parts supply for older models keeps shrinking.

The streets around the quayside and the Bideford Long Bridge — one of the medieval landmarks of this part of Devon, 24 arches across the Torridge — run through older Victorian and Edwardian stock. Mill Street, Allhalland Street and the roads climbing away from the waterfront are where I find most of the older conventional systems and back boilers. Maintenance hasn't always been anyone's priority in these houses, and some of the boilers have been running well past the age they were designed for.

Northam is mixed: older terraces, post-war estates, some newer builds. Westward Ho!, a couple of miles along the coast, is mainly post-war holiday and residential property with combis, so the calls there tend to be modern fault codes rather than tired old systems.

Appledore is a small historic shipbuilding village with a mix of old and new housing, and it's usually 35–45 minutes from Barnstaple via Bideford. Instow, on the tidal Torridge looking across to Fremington Quay, has holiday properties alongside permanent homes. If you're a landlord in either village, I do annual gas safety checks (CP12) as well as repairs.

Repair or Replace?

Under 8 years old. Nearly always worth repairing. A well-maintained boiler should get to 12–15 years without needing anything major.

8–12 years old — depends on the brand and the fault. A Worcester Bosch Greenstar at ten with a failed diverter valve? Worth it. A budget brand from the early 2000s with a cracked heat exchanger? Probably not.

Over 15 years. Time for a proper chat. Parts for some brands are already scarce, and the efficiency is well behind a modern A-rated condensing boiler. If the repair comes in over £400–500, replacing usually works out better over three to five years.

Water quality matters here more than most places. A boiler that's run 15 years in Bideford with no inhibitor and no magnetic filter may be corroded inside to the point where a normally cheap repair isn't worth doing. I'll tell you exactly what I find when I open it up.
