How booking works
You book
Book online and your time is confirmed straight away. I work Monday to Friday, 9am to 5pm, and I'm not an emergency service. If it isn't a job for me, I'll say so and point you to someone who can help, rather than going quiet on you.
You'll know when I'm coming
You choose a start time when you book, not a morning or an afternoon. It is an estimate, because the job before yours can finish early or run on. When I set off to you, you get a text with a link that shows where I am, so you can see when I'll be at the door.
Holiday let properties on the Torridge estuary
Many lets in Appledore, Instow and Westward Ho! stand empty for part of the year. Booking the check before the season keeps it out of the busy weeks when a changeover day is the only gap. Have the boiler serviced on the same visit and it costs less than two separate visits. A standard gas boiler service and a landlord gas safety check for one appliance on the same visit is £145, instead of £210 booked separately. With the full gas boiler service it is £225, instead of £290. Both prices include VAT. It costs less because it's one visit instead of two, and it can't be combined with any other reduction.
Who needs a landlord gas safety certificate in Bideford?
Anyone letting a home with gas appliances they provide. That covers long lets, flats in converted houses, rooms in a house in multiple occupation and holiday lets. The check is due every 12 months, and tenants must get a copy of the landlord gas safety record (the CP12) within 28 days of the check.
Holiday lets fall under the same rules as other lets. If you let a cottage in Appledore or a flat in Westward Ho! by the week, it still needs a certificate each year.
I check each gas appliance you provide, the flues, the ventilation and the gas tightness of the installation. Each appliance is recorded as safe, at risk or immediately dangerous, and the certificate comes to you by email.
If something needs repairing, I tell you what and why, and price the work before I do it. You can have the repair done by me or by another Gas Safe engineer.
More than one property?
I can do several properties on one visit day when the addresses are close together and the tenants or keys allow it. Every property has its own certificate and its own price, worked out from the appliances in it, and I send each one wherever you tell me.

Yes. Tell me who holds the keys and where the certificate should go, and I'll email it to you, the agent or both.
How early can I book the renewal?
Up to two months before the current certificate runs out, and the new one keeps the original expiry date.
Do you check carbon monoxide alarms?
I note whether there's a CO alarm in rooms with a gas appliance. In England, one is required in any room with a fixed combustion appliance other than a gas cooker.
