What Happens During a Boiler Service in Barnstaple

A service isn't a quick look and a sticker on the flue. Done properly, to BS 6798, it covers every major part of the system. Here's exactly what I check:

Common faults I fix in Barnstaple

  • Gas pressure and flow rate. Measured at the meter and at the appliance, so I know the boiler's actually getting what it needs
  • Standard-service burner and heat-exchanger checks: normal accessible inspection, safety and combustion checks, with routine accessible cleaning where appropriate.   • Condensate trap inspection: on any condensing boiler the trap gets checked for blockage, because a blocked condensate pipe is one of the biggest causes of winter breakdowns
  • Expansion vessel pressure check. A waterlogged vessel is behind most recurring pressure loss, so I check it and re-pressurise if it needs it
  • Pressure relief valve inspection. A dripping PRV means either a pressure fault or a failed valve, and neither should be ignored
  • Safety device testing. The overheat thermostat and high-limit cutouts get tested properly
  • Inhibitor concentration check: to BS 7593, I test the system water with a test kit to see there's enough inhibitor in there
  • Pipework visual inspection: everything accessible checked for corrosion, leaks or poor jointing
  • Full operational test. The boiler runs through heating and hot water cycles so I can see it behaving normally
  • Service record issued: signed paperwork on the day, with anything I noticed and anything I'd recommend

Boiler Brands I Service in Barnstaple EX31 and EX32

Worcester Bosch. The most common premium brand in North Devon by a distance. The Greenstar range runs from the entry-level 4000 up to the Greenstar 8000 Life and the CDi. Worcester's extended warranties of 10 or 12 years all depend on an annual service by a registered engineer.

Vaillant. The ecoTEC range is everywhere round Barnstaple. I work on the ecoTEC plus, ecoTEC pro and the older ecoTEC pure. What I usually find is diverter valve wear on older ecoTECs, and PCB trouble on ones that have gone years without maintenance.

Baxi — the Baxi 800 series and older Duo-tec models come up on service calls all the time. The 600 series is common in rentals. Baxi fault codes E1 (low pressure) and E133 (ignition fault) often get sorted during the annual service.

Ideal: Logic Plus, Logic Max and the premium Vogue range are all common in newer Barnstaple properties. Ideal boilers reward regular servicing; neglect one and the heat exchanger scales up sooner than most.

Barnstaple is the town I work in most, and I cover the whole of EX31 and EX32. That's the town centre and the streets around it, Newport, Pilton, Sticklepath and Bickington, plus the newer developments at Roundswell in the west and Whiddon Valley to the north.

Carbon Monoxide Safety

Carbon monoxide comes from incomplete combustion: a burner or heat exchanger that's dirty, blocked or on its way out. You can't see it and you can't smell it, and at the levels a faulty domestic boiler produces it gives you headaches, drowsiness and confusion long before anything worse. That's exactly what makes it dangerous — people put it down to something else entirely.

Servicing goes straight at the conditions that cause CO in the first place. Combustion analysis, flue integrity checks and normal accessible inspection of the burner and heat exchanger are all about spotting incomplete combustion before it becomes a risk to anyone. I also look at where your CO alarms are. BS EN 50291 says one on each floor with a gas appliance. If you haven't got one, I'll tell you which type to get.

Water Treatment and Inhibitors

BS 7593, the British Standard covering water treatment in domestic central heating, says every system should be treated with a corrosion inhibitor. That's not a friendly suggestion. On new installations it's part of the standard, and on existing systems it's your main defence against sludge and corrosion quietly eating the thing from the inside.

A system with no inhibitor builds up magnetite — black iron oxide sludge — which blocks radiators, clogs heat exchangers and wrecks pumps. A water quality check is part of the service: inhibitor level, pH and any signs of corrosion in the system water. Topping up or replacing the inhibitor is not included, so if the system needs it I show you what I found and quote before doing anything. I'll also check whether there's a magnetic filter (a Magnaclean or Adey MagnaClean Pro, say) on the boiler return. Those catch debris before it gets anywhere near the boiler, and they want cleaning at every service. If there isn't one, I'll suggest fitting one. They really do make boilers last longer.

Is it a legal requirement to have a boiler serviced every year?

If you own the place, no. If you're a landlord, what the law requires is the annual gas safety check (CP12) under the Gas Safety (Installation and Use) Regulations 1998, covering every gas appliance in the property. That said, most manufacturers' warranties effectively require annual servicing anyway, and plenty of home insurance policies have a condition about boiler maintenance.

Will a service prevent my boiler breaking down?

No guarantees, but it makes one a lot less likely. The usual causes of a mid-winter breakdown — failed ignition electrodes, blocked condensate traps, waterlogged expansion vessels, low inhibitor wearing out the pump — are all things a proper annual service finds and deals with.
