Unvented Cylinder Servicing & Repair in North Devon
G3-qualified engineer for unvented hot water cylinder service and repair.
An unvented cylinder is why you can run the kitchen tap without turning someone's shower cold, and why there's no tank sat in your loft. They're good things. They also store a lot of hot water under mains pressure, which is why the law says only a G3-qualified engineer touches them, and why they want looking at once a year.

Common Unvented Cylinder Faults
Pressure relief valve discharging. The PRV drips as a safety response when internal pressure rises above the set threshold, and the usual cause is a failed expansion vessel. Vessel replacement is a standard repair.
No hot water, or the cylinder not reaching temperature. Usually a failed immersion heater or thermostat. Megaflo and similar brands use standard elements, replaceable on the same visit in most cases.
Loss of mains pressure from taps. A cylinder fault is possible, though check the incoming mains first: it can equally be a supply issue or a failing pressure reducing valve.
Banging or rumbling from the cylinder. Usually a failed expansion vessel or scale on the immersion heater. Descaling and element replacement are not included in the annual service; both are quoted before any work starts.
Leaks from the cylinder or connections. Age-related corrosion or failed seals. Where the leak is determines whether it is a minor seal repair or something more serious, so call before a puddle becomes damage.
Pricing
Booking both on one visit reduces the cylinder service to £52, saving £53. Repairs have a £105 including-VAT minimum covering attendance and diagnosis, travel within 25 miles of South Molton, and up to 60 minutes at the property. The full minimum applies to shorter visits.
Parts and materials are extra. Any further work is quoted at a fixed price before it proceeds. Travel beyond 25 miles from South Molton carries a £30 including-VAT travel charge disclosed before booking. All prices include VAT.
What You Can Expect
Why Unvented Cylinders Need a Specialist
The G3 qualification is mandatory under Part G of the Building Regulations for anyone working on these systems, because of the risk of pressure build-up when a safety device fails. An engineer without it cannot legally service or repair an unvented cylinder, and if an improperly repaired cylinder causes damage, your home insurance may not cover it. My G3 qualification is current.

How do I know if I have an unvented hot water cylinder?
Check your hot water cylinder. It will be a large metal cylinder, usually in an airing cupboard or utility area. If there is no cold water header tank in the loft, it's likely unvented. Unvented cylinders also have a pressure reducing valve on the incoming cold water feed and a temperature and pressure relief valve on the cylinder itself. If you're unsure, call me and describe what you can see — I can usually identify the system from a description.
Does an unvented cylinder really need servicing every year?
Yes. The annual service checks the safety devices, maintains the manufacturer's warranty and meets buildings insurance requirements. Unlike a boiler, a cylinder does not announce its faults: safety devices degrade silently, and a pressure relief valve that will not open when it should is dangerous.
My pressure relief valve keeps dripping, what does that mean?
Internal pressure is exceeding the set threshold, and the usual cause is a failed expansion vessel: when the vessel loses its gas charge, the expanding hot water has nowhere to go and the PRV discharges. A common and straightforward repair.
Do you service Megaflo cylinders?
Yes. Megaflo (Heatrae Sadia) is the most common unvented cylinder brand in the UK and I service them regularly. I also work on Vaillant uniSTOR, Ariston, Gledhill, Albion, OSO, and other brands.

When you book, I'll confirm it and give you a two-hour window rather than a whole day sat at home waiting. On the morning you get a text with a tracking link, so you can see where I've got to instead of wondering. Traffic and the job before yours are real, so it's a window rather than a promise to the minute, but if it slips you'll hear it from me first.
I'll cover up where I'm working, clear up after myself, and run the boiler through a full cycle before I go. You get the house back as you left it, minus the fault.
The paperwork comes on the day, not a fortnight later: a written record of what I checked, what I tested and what I found. Gas safety certificates go over by email the same day, which is what a letting agent, an insurer or a buyer's solicitor will ask you for.
Parts I fit are guaranteed for 12 months, and that covers the labour to put it right as well as the part. What it doesn't cover is the rest of a boiler I didn't supply, boilers over 10 years old, or damage caused by sludge and scale in the system. An unvented cylinder stores hot water at mains pressure: unlike a traditional vented cylinder, which relies on a cold water tank in the loft to create gravity-fed pressure. The main practical difference is shower and tap pressure: unvented systems deliver consistent mains-pressure hot water everywhere in the house simultaneously.

These systems work at significantly higher pressures than vented systems. That's why the installation, servicing, and repair of unvented cylinders is regulated. A poorly maintained system can build dangerous pressure levels. Annual servicing isn't a recommendation; it's a safety and legal requirement.
What's Included in an Annual Unvented Cylinder Service
An annual service checks every safety device and component that keeps the system operating safely:
- Pressure relief valve (PRV). The primary safety device; tested to confirm it opens and closes correctly at the right pressure
- Temperature and pressure (T&P) relief valve. Discharge test to verify it operates safely
- Expansion vessel. Pressure checked and re-pressurised if needed; a failed expansion vessel is the most common cause of PRV discharge
- Expansion relief valve, tested and inspected
- Thermostat. Checked for accurate operation; cylinder should reach and hold correct temperature without overheating
- Immersion heaters. Condition check and temperature verification
- Pipework and fittings. Visual inspection for corrosion or leaks
- Discharge pipework. Confirmed to be clear and directing safely away from occupants
- Overall system operation. Hot water delivery temperature and flow tested
