Old village houses and newer estates need different things
Landkey has an old centre around the church, and a lot of newer housing built around it over the last few decades. The heating work splits the same way.
In the older houses, it's often a system or regular boiler with a hot water cylinder, and pipework that has been extended more than once. Faults tend to be pumps, zone valves and cylinder controls.
On the newer estates, it's mostly combis. The usual faults there are a diverter valve that sticks, an expansion vessel that has lost its charge, and pressure that drops away between top-ups. Frequently asked questions
My combi keeps losing pressure. What's causing it?
Nearly always a leak somewhere in the system, or an expansion vessel that has lost its charge. Both can be found. Topping the pressure up every week treats the symptom, not the cause.
The heating works but the hot water doesn't. Is that the boiler?
On a combi, it's often the diverter valve, which switches the boiler between heating and hot water. On a system with a cylinder, look at the zone valve or the cylinder thermostat first. I'll find which it is when I come out.
