Ten Miles From Me, Two From Barnstaple

Landkey sits just off the A361 between Barnstaple and South Molton, which makes it one of the quickest places on my list to get to: about 10 miles and a quarter of an hour from South Molton, and a couple of miles from the edge of Barnstaple. If you want same-day attendance for a breakdown, being on this corridor genuinely helps, because it's the road I'm on anyway.

The village has an old core around the church and a good deal of newer housing added around it over the last few decades, so the heating work splits fairly neatly in two. The older properties tend to have system boilers, cylinders and pipework that's been extended more than once. The newer estates are mostly combis, where the usual faults are diverter valves, expansion vessels that have lost their charge, and pressure that won't hold.
