Northam sits on the hill between the Torridge and the sea, with Bideford below, Appledore at the bottom of the road and Westward Ho! on the far side of the Burrows. What goes wrong on a bungalow heating system?
More often the zone valves, the pump, the cylinder or old controls than the boiler itself. A bungalow spreads its rooms out on one floor, so the pipe runs are long, and many have a system or regular boiler with a hot water cylinder in the airing cupboard rather than a combi.
Zone valves and pumps. A tired actuator on a mid-position valve is a common cause of heating with no hot water, or hot water with no heating.
Cylinders that have never been serviced. If yours is unvented, the manufacturer asks for an annual service, and the relief valves and expansion vessel are what I test.
Controls from another decade. Replacing an old mechanical programmer with modern controls is often the cheapest way to cut what the heating costs to run.

I don't sell or fit boilers, so I've no reason to tell you to replace something that can be fixed.

Is the cylinder covered by my boiler service?
Not automatically. A boiler service covers the boiler. An unvented cylinder has its own service, which is £52 when it's added to a boiler service on the same visit, instead of £105 on its own.
I have heating but no hot water. What's likely to be wrong?
On a bungalow with a cylinder, look first at the zone valve or the cylinder thermostat. It's a common fault on older systems, and I'll find which part has failed when I come out.

Can I book a visit for a relative's bungalow?
Yes. Book in your name with their address, and tell me who'll be there to let me in. I'll talk them through what I've done before I leave, and send the paperwork to whoever you choose.
