How booking works
You book
Book online and your time is confirmed straight away. I work Monday to Friday, 9am to 5pm, and I'm not an emergency service. If it isn't a job for me, I'll say so and point you to someone who can help, rather than going quiet on you.
You'll know when I'm coming
You choose a start time when you book, not a morning or an afternoon. It is an estimate, because the job before yours can finish early or run on. When I set off to you, you get a text with a link that shows where I am, so you can see when I'll be at the door.

What does the law ask of a Barnstaple landlord?
The Gas Safety (Installation and Use) Regulations 1998 require every gas appliance, flue and pipework you provide in a let property to be checked every 12 months by a Gas Safe registered engineer. You keep the record for two years, give a copy to existing tenants within 28 days of the check, and give new tenants one before they move in.
You can have the check done up to two months before the due date and keep the original expiry date, so booking early costs you nothing. The HSE has the full guidance on gas safety for landlords.
What I check in your property
Every gas appliance you provide: the boiler, a gas hob or cooker, and any gas fire. For each one I check it's burning safely, test the flue and look at the ventilation. I check the safety devices, test the installation for gas tightness and look over the pipework I can reach.
Each appliance is recorded as safe, at risk or immediately dangerous. If something fails, I explain what it means, and any repair is priced before I do it.
Carbon monoxide alarms in let property
In England, the Smoke and Carbon Monoxide Alarm (Amendment) Regulations 2022 require a CO alarm in any room with a fixed combustion appliance, except gas cookers, and it must work at the start of each tenancy. If I see there isn't one by the boiler, I'll tell you.

Yes. A standard gas boiler service and a landlord gas safety check for one appliance on the same visit is £145, instead of £210 booked separately. With the full gas boiler service it is £225, instead of £290. Both prices include VAT. It costs less because it's one visit instead of two, and it can't be combined with any other reduction.
Do my tenants need to be in?
Someone needs to let me in. Many landlords arrange it with the tenant, or the agent has keys. You book the time, so you can pass it on. When I set off, I text you a tracking link that you can forward, so whoever lets me in can see when I'll arrive.
Does the check cover the tenant's own gas appliances?
No. The law covers the appliances you provide. If a tenant's own appliance looks unsafe, I will still tell you and them.
