Landlord Gas Safety Certificates in Barnstaple

There are no shortcuts in this work. A proper gas safety inspection isn't a tick-box exercise — it involves testing gas pressures, checking combustion quality, verifying flue integrity, testing every safety device, and inspecting all connected gas pipework. That's what the law requires, and that's what you get.

Under the Gas Safety (Installation and Use) Regulations 1998, every landlord who lets a residential property in the UK with a gas supply must arrange an annual gas safety inspection carried out by a Gas Safe registered engineer. There are no exceptions and no grace periods beyond the limited 10–12 month check window described further below.

The Regulations apply to all gas appliances, flues, and pipework within the property that you, as the landlord, are responsible for maintaining. This means the boiler, any gas fires, gas hobs or cookers, and water heaters. It doesn't cover appliances owned by the tenant — but if there's any uncertainty about what is and isn't your responsibility, I can advise when I visit.

Failure to comply is a criminal offence under the Regulations. The Health and Safety Executive enforces compliance and can prosecute landlords whose tenants are put at risk. Penalties include unlimited fines and up to two years' imprisonment in serious cases. Compliance costs a modest sum once a year. Non-compliance can cost a great deal more.
