Boiler servicing in Ilfracombe

Ilfracombe is 15–20 minutes from Barnstaple and I'm servicing boilers there all year round. The housing has two quite different sides to it. The permanent homes, especially in Hillsborough, Chambercombe and up towards the Torrs, are mostly Victorian and Edwardian, with heating systems that show their age. Then there's the holiday let and second home market around the harbour, where landlord gas safety and seasonal servicing keep me busy.

The seasonal pattern matters more here than almost anywhere else I cover. Holiday let boilers often sit untouched from October through to March, then get worked hard from the first booking. Months of nothing followed by sudden hard use is exactly when things break. A service in late winter or early spring finds the problems before they become an emergency call in peak week.

I'm Gas Safe registered — you can check me at gassaferegister.co.uk — with over 25 years behind me. You get a signed service record on the day, and for landlords I can do the CP12 gas safety certificate on the same visit.

What Happens During a Boiler Service in Ilfracombe

A proper service is done to the standards in BS 6798. Here's what I cover every time:

Common faults I fix in Ilfracombe

  • Gas pressure and flow rate check. Measured at the appliance to confirm the supply's up to it. Low gas pressure is behind a lot of ignition problems, particularly in boilers that have been sitting idle for months
  • Standard-service burner and heat-exchanger checks: normal accessible inspection, safety and combustion checks, with routine accessible cleaning where appropriate. Burner removal, a new burner gasket, the full burner and heat-exchanger clean, and any work on the ignition electrodes or the flame sensor belong to the Full gas boiler service.
  • Ignition electrodes and flame sensor, The ignition electrodes and the flame sensor are inspected and cleaned on the Full gas boiler service only. Reaching them can break a combustion seal, and the full service includes the new gasket that makes it good again. On a standard service I do not carry that gasket, so disturbing the seal could leave the boiler unsafe, and I would rather leave those parts alone than take that risk. On a standard service the condensate trap and the magnetic filter are cleaned. Other accessible components are inspected, and if something needs cleaning or replacing I explain it and quote before doing it.
  • Flue gas analysis: a calibrated analyser measuring CO levels, CO/CO₂ ratio, flue gas temperature and net combustion efficiency. This is the check that matters most in any gas service
  • Condensate trap and pipe inspection. Blocked traps cause winter failures, and on Ilfracombe's exposed coastal sites an outside condensate pipe can freeze in a cold snap
  • Expansion vessel pressure check. A waterlogged vessel makes the PRV drip and the system lose pressure. I check it and re-pressurise if it needs it
  • Safety device tests. Overheat thermostat and high-limit cutouts tested
  • Inhibitor concentration test. Water sample tested against BS 7593
  • Pipework visual inspection: all accessible pipes checked for corrosion, leaks and general condition
  • Operational test. Boiler run through heating and hot water and watched for fault codes or anything odd
  • Signed service record handed over on the day

Boiler Brands I Service in Ilfracombe EX34

I service all the major brands you'll find in Ilfracombe's homes and holiday lets:

Worcester Bosch. The Greenstar range is the premium brand I service most here — Greenstar 8000 Life, Greenstar 4000 and the older Greenstar CDi models. Worth knowing: Worcester's extended warranties, up to 12 years, only stay valid with annual Gas Safe servicing.

Vaillant. The ecoTEC plus and ecoTEC pro are everywhere. On unserviced Vaillants, F22 (low water pressure) and F75 (pressure sensor or pump fault) are the usual pair, and both creep up on you gradually.

Baxi. The 800 series and Duo-tec come up regularly in Ilfracombe. E1/E119 (low pressure) and E133 (ignition fault) are often cured by a thorough annual service.

Ideal. Logic Plus and Logic Max in the newer properties and the converted flats near the harbour. Older Ideal Mexico models still turn up in some of the Victorian stock.

Glow-worm. Betacom 4 and Flexicom models in older homes and rentals. A well-serviced Glow-worm is reliable; a neglected one develops ignition and diverter valve trouble.

Potterton. Performa and Titanium models appear in some of the older rental stock. I'll work on them, and I'll be straight with you about parts availability on the older units.

Properties in Ilfracombe EX34 I Cover

I cover the whole EX34 area: the town, Hillsborough, Chambercombe Road, Torrs Park and the harbour, plus Hele, Berrynarbor and the outlying properties.

The older streets in Hillsborough and along Chambercombe Road are largely Victorian, and boiler age and condition vary enormously. Some have been serviced faithfully every year. Others haven't had anyone look at them in a decade.

The harbour and the streets running up from Lantern Hill are thick with holiday lets and short-term rentals. If that's you, February to April is the time that counts. Ilfracombe's season starts early, and a boiler failing in the first week costs you far more than a service in spring would have.

Towards Tunnels Beaches and the Verity end of the seafront the buildings tend to be bigger and older, and not always fully brought up to date. I've seen some memorable boiler installations in those houses.

Carbon Monoxide Safety in Ilfracombe

The CO risk goes up in properties where a boiler has been left standing for months. Sitting idle through a winter can leave you with worn ignition components, a dirty burner or a partly blocked flue terminal — all of which push CO up on the first long run of the season. CO has no colour and no smell, and at the levels a faulty domestic boiler makes, the symptoms (headache, drowsiness, muddled thinking) are easy to blame on something else.

Annual servicing, and particularly the pre-season service I'd push for on Ilfracombe holiday lets, goes straight at the causes. The flue gas analysis measures CO during combustion, and the accessible burner and heat exchanger checks help find why it's happening. On holiday lets I'd always fit CO alarms on every floor and test them at the start of each season. BS EN 50291 is the standard to look for.

Water Treatment and Inhibitors

BS 7593 says every central heating system should be treated with a corrosion inhibitor. Without it you get magnetite — black iron oxide sludge that blocks radiators, clogs heat exchangers and kills circulation pumps. A water quality check is part of the service: inhibitor level, pH and any signs of corrosion in the system water. Topping up or replacing the inhibitor is not included, so if the system needs it I show you what I found and quote before doing anything.

I'll also look for a magnetic filter (a Magnaclean or Adey MagnaClean Pro, say) on the boiler return. On Ilfracombe's holiday lets and rentals that matters more than usual: systems that run in fits and starts and don't get regular attention collect debris faster. Catching it before it reaches the heat exchanger is about the cheapest long-term insurance a property owner can buy.

Boiler Servicing Prices in Ilfracombe

A standard annual boiler service in Ilfracombe is £105. That covers the full combustion analysis, all the component checks, the inhibitor test and a signed service record. If I find something that needs more work, I'll explain what it is and agree the cost with you before I touch it.

For landlords and holiday let owners adding a CP12 to the visit, the standard gas boiler service and CP12 is £145 including VAT, confirmed up front. The Full Boiler Service and CP12 package is £185 including VAT.

When You Book Me

You'll get an answer. Ring or message during the working day and you'll hear back the same day; evenings and weekends, it'll be the next working day. And if it isn't a job for me, I'll tell you that and point you at someone who can help, rather than going quiet on you.

When you book, I'll confirm it and give you a two-hour window rather than a whole day sat at home waiting. On the morning you get a text with a tracking link, so you can see where I've got to instead of wondering. Traffic and the job before yours are real, so it's a window rather than a promise to the minute, but if it slips you'll hear it from me first.

FAQs: Boiler servicing in Ilfracombe

How much does a boiler service cost in Ilfracombe?

A standard annual service is £105 including VAT. It covers normal safety and combustion checks plus routine accessible checks and cleaning where appropriate; it does not include burner removal, a new burner gasket or the Full gas boiler service clean. I confirm the price before the appointment. For landlords adding a CP12 gas safety check, the standard gas boiler service and CP12 is £145 including VAT. A Full gas boiler service is £145 including VAT and adds a new burner gasket, a full heat exchanger and burner clean, and inspection and cleaning of the ignition electrodes and the flame sensor. Most boilers need the full service every three to five years, depending on how hard they work. Viessmann boilers need it every year, because of how the burner and heat exchanger are built. The Full Boiler Service and CP12 package is £185 including VAT.

Do you service holiday let boilers in Ilfracombe?

Yes — it's a big part of what I do here. A pre-season service between February and April is the sensible way round it. You find any problems before your guests arrive rather than at nine on a Saturday night in August.

Is a gas safety certificate required for a holiday let?

The annual CP12 is a legal requirement for residential tenancies under the Gas Safety (Installation and Use) Regulations 1998. For holiday lets there's no statutory CP12 requirement, but most holiday let insurance policies want evidence of regular gas appliance maintenance, and your duty of care to guests is real enough. On safety, I'd treat a holiday let exactly like a rental.

How often should a boiler be serviced?

Once a year. On a holiday let it's the pre-season check that matters most. On a permanent home it's the same annual routine — and manufacturer warranties usually insist on it anyway.

Can you service a boiler that hasn't been maintained for several years?

Yes. A neglected boiler usually needs more than a standard service can give it. If that's what I find, the Full gas boiler service is the one that takes the burner out and cleans it properly, and I'll tell you that's what you need rather than quietly doing less. Either way you'll get a clear account of what I've found and an honest view of the boiler's condition.
