Ilfracombe is 15–20 minutes from Barnstaple and I'm servicing boilers there all year round. The housing has two quite different sides to it. The permanent homes, especially in Hillsborough, Chambercombe and up towards the Torrs, are mostly Victorian and Edwardian, with heating systems that show their age. Then there's the holiday let and second home market around the harbour, where landlord gas safety and seasonal servicing keep me busy.
The seasonal pattern matters more here than almost anywhere else I cover. Holiday let boilers often sit untouched from October through to March, then get worked hard from the first booking. Months of nothing followed by sudden hard use is exactly when things break. A service in late winter or early spring finds the problems before they become an emergency call in peak week.

Worcester Bosch. The Greenstar range is the premium brand I service most here — Greenstar 8000 Life, Greenstar 4000 and the older Greenstar CDi models. Worth knowing: Worcester's extended warranties, up to 12 years, only stay valid with annual Gas Safe servicing.
Vaillant. The ecoTEC plus and ecoTEC pro are everywhere. On unserviced Vaillants, F22 (low water pressure) and F75 (pressure sensor or pump fault) are the usual pair, and both creep up on you gradually.
Baxi. The 800 series and Duo-tec come up regularly in Ilfracombe. E1/E119 (low pressure) and E133 (ignition fault) are often cured by a thorough annual service.
Ideal. Logic Plus and Logic Max in the newer properties and the converted flats near the harbour. Older Ideal Mexico models still turn up in some of the Victorian stock.
Glow-worm. Betacom 4 and Flexicom models in older homes and rentals. A well-serviced Glow-worm is reliable; a neglected one develops ignition and diverter valve trouble.
Potterton. Performa and Titanium models appear in some of the older rental stock. I'll work on them, and I'll be straight with you about parts availability on the older units.
I cover the whole EX34 area: the town, Hillsborough, Chambercombe Road, Torrs Park and the harbour, plus Hele, Berrynarbor and the outlying properties.
The older streets in Hillsborough and along Chambercombe Road are largely Victorian, and boiler age and condition vary enormously. Some have been serviced faithfully every year. Others haven't had anyone look at them in a decade.
The harbour and the streets running up from Lantern Hill are thick with holiday lets and short-term rentals. If that's you, February to April is the time that counts. Ilfracombe's season starts early, and a boiler failing in the first week costs you far more than a service in spring would have.
Towards Tunnels Beaches and the Verity end of the seafront the buildings tend to be bigger and older, and not always fully brought up to date. I've seen some memorable boiler installations in those houses.
The CO risk goes up in properties where a boiler has been left standing for months. Sitting idle through a winter can leave you with worn ignition components, a dirty burner or a partly blocked flue terminal — all of which push CO up on the first long run of the season. CO has no colour and no smell, and at the levels a faulty domestic boiler makes, the symptoms (headache, drowsiness, muddled thinking) are easy to blame on something else.
Annual servicing, and particularly the pre-season service I'd push for on Ilfracombe holiday lets, goes straight at the causes. The flue gas analysis measures CO during combustion, and the accessible burner and heat exchanger checks help find why it's happening. On holiday lets I'd always fit CO alarms on every floor and test them at the start of each season. BS EN 50291 is the standard to look for.
BS 7593 says every central heating system should be treated with a corrosion inhibitor. Without it you get magnetite — black iron oxide sludge that blocks radiators, clogs heat exchangers and kills circulation pumps. A water quality check is part of the service: inhibitor level, pH and any signs of corrosion in the system water. Topping up or replacing the inhibitor is not included, so if the system needs it I show you what I found and quote before doing anything.
I'll also look for a magnetic filter (a Magnaclean or Adey MagnaClean Pro, say) on the boiler return. On Ilfracombe's holiday lets and rentals that matters more than usual: systems that run in fits and starts and don't get regular attention collect debris faster. Catching it before it reaches the heat exchanger is about the cheapest long-term insurance a property owner can buy.

Yes — it's a big part of what I do here. A pre-season service between February and April is the sensible way round it. You find any problems before your guests arrive rather than at nine on a Saturday night in August.
The annual CP12 is a legal requirement for residential tenancies under the Gas Safety (Installation and Use) Regulations 1998. For holiday lets there's no statutory CP12 requirement, but most holiday let insurance policies want evidence of regular gas appliance maintenance, and your duty of care to guests is real enough. On safety, I'd treat a holiday let exactly like a rental.
Once a year. On a holiday let it's the pre-season check that matters most. On a permanent home it's the same annual routine — and manufacturer warranties usually insist on it anyway.
