Combe Martin is an odd and rather lovely village: one of the longest in England, laid out in a single line along a narrow valley floor for well over a mile between the hills and the sea. The Pack o' Cards is the landmark everyone knows. What matters from my side of it is the housing — terraced and semi-detached properties strung out along the valley, most of them in EX34, with heating systems of every age and type, which calls for a practical approach rather than a textbook one.
Combe Martin is around 15–20 minutes from Barnstaple along the A3123 and sits in my North Devon area. An annual service here gets exactly what it would anywhere else I work: calibrated combustion analysis, full component checks, a BS 7593 inhibitor test, and a signed service record on the day.
There are holiday lets and short-term rentals mixed in with the permanent homes here, so the picture looks a bit like Ilfracombe and Woolacombe: some boilers running all year, others used seasonally and really benefiting from a pre-season check.

Worcester Bosch. The Greenstar range is the most common premium brand I service in North Devon. In Combe Martin that's the Greenstar 8000 Life and 4000 in updated properties, and older CDi and Si models where the upgrade happened a decade or more ago. Worcester's extended warranties, up to 12 years, need an annual Gas Safe service.
Vaillant. EcoTEC plus and ecoTEC pro are the widest-fitted Vaillants here. F22 (low water pressure) and F75 (pump or pressure sensor) are the codes I meet most on ones that haven't been serviced.
Baxi. The 800 series and older Duo-tecs come up regularly. E133 (ignition fault) is common on Baxis left a year or more, and it's usually electrode wear that the Full gas boiler service would have picked up.
Ideal — Logic Plus and Logic Max in newer or updated properties, and older Ideal Mexicos in some of the valley housing. Ideal F1 (ignition) and F4 (overheat) are the codes I see most.
Glow-worm. Betacom 4 and Flexicom in older properties and some holiday lets. Reliable when they're maintained; on neglected ones it's the ignition system and diverter valve that show up in my notes.
Potterton. Performa and Titanium in the older housing. I'll always give an honest view on parts availability before committing to a repair on an older Potterton.
I cover the whole of Combe Martin within EX34. The village runs the best part of two miles along its narrow valley: from the seafront at the north end, past the Pack o' Cards in the lower village, and up toward the higher properties at the southern end. The housing changes as you go — more coastal and more holiday let near the sea, more settled residential further up.
The terraces in the lower and middle village tend to have the older boilers. A lot were upgraded from back boilers and conventional systems in the early 2000s, which puts them 15+ years into their working lives. That's where the annual service earns its keep, because it's where I find the most developing faults. Higher up the village and on the surrounding hillsides it's a mix of residential and holiday let.
I come over to Combe Martin from my base near South Molton, and most annual service bookings can be fitted in within the week depending on what's already in the diary.
Carbon monoxide comes from incomplete combustion — a dirty or blocked burner, a deteriorating heat exchanger, a damaged flue — and it has no colour and no smell. In Combe Martin's older terraces, where the flue arrangement might be original or might have been altered over the years, the condition of the whole flue run matters as much as the boiler on the wall.
The annual service, and specifically the flue gas analysis and flue inspection I do every time, is aimed squarely at catching incomplete combustion before CO becomes a risk. In older properties with original flues I take extra care over the full accessible run. I'd also want CO alarms on every floor with a gas appliance; BS EN 50291 covers the specification. They give you warning of anything that develops between services.
BS 7593 requires all central heating systems to be treated with a corrosion inhibitor. Without enough inhibitor, the system builds magnetite sludge that blocks radiators, damages heat exchangers and wears pumps out early. A water quality check is part of the service: inhibitor level, pH and any signs of corrosion in the system water. Topping up or replacing the inhibitor is not included, so if the system needs it I show you what I found and quote before doing anything.
I also look for a magnetic filter (Magnaclean, Adey MagnaClean Pro) on the boiler return. In Combe Martin's older housing, where systems may have run for years with no water treatment at all, a filter catching debris before it reaches the heat exchanger is money well spent. If there isn't one, I'll say so.
