Boiler Servicing in Lynton
Lynton is one of the more remote locations I cover. It sits at the top of a dramatic Exmoor valley, 30–40 minutes from my base in Barnstaple on roads that are pleasant in summer and demanding in winter. A lot of engineers based in bigger towns simply don't come out this far. I do.
Lynton and Lynmouth together form a small, characterful Victorian spa town that grew up around the coastal railway and the famous Cliff Railway that links the two settlements. The housing stock is predominantly Victorian and Edwardian — stone-built terraces and larger guesthouses that were built during the town's Victorian heyday. This matters from a heating engineer's perspective because it means older boilers, older pipework, and heating systems that often have a more complex history than a modern estate house.
I'm George Lane, Gas Safe registered (verifiable at gassaferegister.co.uk) with over 25 years of experience. I cover Lynton as part of my North Devon area, and I carry the proper calibrated combustion analysis equipment. If you've been told by other engineers that they don't cover Lynton, I'm your alternative.

What Happens During a Boiler Service in Lynton
Every service is carried out to the standards set out in BS 6798. Here is what I check on every visit:
Common faults I fix in Lynton
- Gas or LPG pressure and flow rate — Lynton has a mix of mains gas and off-grid properties; I verify adequate supply at the appliance regardless of fuel type
- Burner inspection and cleaning — removed, inspected for carbon deposits and blockage, and cleaned. In older boilers, which are common in Lynton's Victorian housing stock, burner condition is often the most informative single check
- Heat exchanger inspection — checked for corrosion, scaling, or cracking. In older boilers that have been running for 12 or 15 years, heat exchanger condition is the key indicator of whether the boiler is worth keeping going
- Flue gas analysis — using a calibrated analyser to measure CO levels, CO/CO₂ ratio, flue gas temperature, and net combustion efficiency. This is the safety-critical check; in older boilers with older flue arrangements, it's particularly important
- Flue and flue terminal inspection — Lynton's older housing stock can have unusual flue arrangements including shared flues and back-flued boilers that require specific attention. I check the entire accessible flue run on every visit
- Ignition electrode and spark igniter — checked and cleaned. In older boilers, electrode replacement is often overdue; fault codes like Worcester F28, Baxi E133, and Ideal F1 are common on neglected older units
- Flame sensor — cleaned at every service
- Condensate trap and pipe — checked for blockage. In Lynton's colder microclimate at higher elevation on the Exmoor fringes, condensate pipe freezing in winter is a genuine concern
- Expansion vessel pressure — checked and re-pressurised as needed
- Safety device tests — overheat thermostat and high-limit cutouts tested
- Inhibitor concentration test — water sample tested per BS 7593
- Pipework visual inspection — all accessible pipes checked, particularly important in older properties where pipework may be original or mixed-era
- Full operational test — boiler cycled through heating and hot water functions
- Signed service record issued on the day
