How booking works
You book
Book online and your time is confirmed straight away. I work Monday to Friday, 9am to 5pm, and I'm not an emergency service. If it isn't a job for me, I'll say so and point you to someone who can help, rather than going quiet on you.
You'll know when I'm coming
You choose a start time when you book, not a morning or an afternoon. It is an estimate, because the job before yours can finish early or run on. When I set off to you, you get a text with a link that shows where I am, so you can see when I'll be at the door.
Lynton properties and exposed flues
Houses on the hillsides above the sea take a lot of weather. On a service I pay attention to the parts outside: the flue terminal, the condensate pipe and the seals where the flue passes through the wall. An outside condensate pipe that freezes in a cold spell will stop a boiler, and a short change to it can prevent that. Any change is priced before I make it.
Planning a service round the season
For guest houses and holiday lets in Lynton and Lynmouth, the best time to service a boiler is before it has to work hard. A service in the quieter months finds the worn part or the blocked condensate trap before a full house of guests does. If you need the landlord gas safety check as well, both fit on one visit. A standard gas boiler service and a landlord gas safety check for one appliance on the same visit is £145, instead of £210 booked separately. With the full gas boiler service it is £225, instead of £290. Both prices include VAT. It costs less because it's one visit instead of two, and it can't be combined with any other reduction.
Standard or full service?
Book the full service if your boiler hasn't had one for a few years, and the standard service if it has. It covers the normal safety and combustion checks, plus routine checks and cleaning of the parts I can reach. It does not include taking the burner out, a new burner gasket or the Full gas boiler service clean.
A Full gas boiler service is £185 including VAT. It adds a new burner gasket, a full clean of the heat exchanger and burner, and inspection and cleaning of the ignition electrodes and the flame sensor.
Most boilers need the full service every three to five years, depending on how hard they work. Viessmann boilers need it every year, because of how the burner and heat exchanger are built. Not sure when yours last had one? Say so when you book and I'll look at the burner on the day.
FAQs: boiler servicing in Lynton
Do you service boilers on oil or LPG?
No. I work on mains-gas boilers only. I don't work on LPG boilers. For LPG, you need a Gas Safe engineer whose registration covers LPG work.
What's cleaned on a standard service?
On a standard service I clean the condensate trap and the magnetic filter. Other parts I can reach are inspected, and if something needs cleaning or replacing, I explain why and give you a price before doing it.
Will I get paperwork?
Yes. You get the paperwork, not a promise of it: a written record of what I checked, what I tested and what I found. Gas safety certificates come to you by email, ready for a letting agent, an insurer or a buyer's solicitor.
