Common Boiler Faults I Fix in Lynton EX35

No heat or hot water, remote-area complications In Lynton's remoter and older properties, a boiler failure is often years of neglect catching up rather than one part letting go. When nothing's been serviced in a decade, several things tend to go wrong at once. I work through it methodically instead of fixing the obvious thing and driving off.

Pressure loss: Worcester F22, Vaillant F22, Baxi E119, Ideal F1 Pressure loss is the most common call wherever I work. In Lynton's older Victorian properties it's usually tired pipework and fittings. I find where it's going — a weeping radiator valve, a joint under the floorboards, a PRV that's started to drip — rather than topping it up and leaving you to it.

Ignition faults: Worcester F28/EA 227, Vaillant F28/F29, Baxi E133, Ideal F1 Ignition failure comes down to the spark electrode, the flame sensor or the gas valve. On older Vaillant ecoTEC models the F75 fault, pressure sensor or pump, is a regular one. I carry test equipment so I know which part has failed before I order anything. Guessing wrong out here suits nobody.

Diverter valve failure Hot water but no heating, or heating but no hot water. The diverter valve decides which circuit gets the hot water from the heat exchanger, so when it sticks or the seals go, one side gets nothing. Parts for Worcester Bosch Greenstar and Baxi 800 series — the brands you see most round here — are easy enough to get.

PCB failure (printed circuit board) The PCB runs everything else in the boiler. When it goes, the symptoms wander: intermittent lockouts, a boiler that won't start, codes that don't point at any particular component. PCBs are among the pricier repairs, so I confirm the diagnosis with test equipment before I recommend one.

Expansion vessel failure A waterlogged expansion vessel means the pressure keeps building. The PRV opens and drips, you top it up, it builds again. Re-pressurising or replacing the vessel ends the cycle for good.

Pump seizure In holiday properties that stand empty for months over winter, a pump seizing at the start of the season is a real risk. Sit still in cold water long enough and it sticks. The boiler fires, and no heat reaches the radiators.

Heat exchanger scaling Kettling — a rumbling or steady boiling noise — is the first sign of limescale on the primary heat exchanger. Catching it with a power flush and BS 7593 inhibitor treatment costs a fraction of a new heat exchanger.

Condensate pipe freezing Lynton sits on Exmoor, and the winters bite harder here than on most of the North Devon coast. In a hard frost the condensate pipe on a condensing boiler can freeze solid and lock the boiler out. Empty properties with no heating ticking over to keep the frost off are the most likely to suffer. I can re-route or insulate the condensate pipe to make it less likely.

Boiler Brands I Repair in Lynton

Worcester Bosch Greenstar. The most common premium brand across North Devon, and what you'll find in Lynton's more recently updated properties. Greenstar CDi, 4000 and 8000 series. Well built, parts come quickly. Usual faults: diverter valve, expansion vessel, PCB.

Vaillant ecoTEC Plus and Pro. Fitted widely through the 2000s and 2010s. F75 and F22 account for most Vaillant call-outs in EX35.

Baxi 800 series and Duo-tec. Common in rentals and holiday lets. E133 ignition faults are the most frequent Baxi call.

Ideal Logic and Vogue. Dependable mid-market boilers. The Logic range has a known thermistor fault on older units that throws an F1 code, and it's usually cheap to put right.

Glow-worm Betacom and Flexicom. More common in Lynton's older Victorian and Edwardian housing. Some Flexicom parts are hard to find now, so I'll check availability before I commit to a repair.

Potterton Performa and Profile. Still going in some of the older properties and former guesthouses. Parts for the older Pottertons are thinning out.

Properties in Lynton I Cover, EX35

EX35 covers Lynton, Lynmouth and the rural Exmoor coastline around them, including Brendon, Countisbury and the Doone Valley.

Lynton sits up on the cliff, with the main residential and commercial streets along Lee Road and around the centre. The Victorian guesthouses that made the town famous as a spa and holiday destination in the 1890s still shape the place, and a lot have become holiday flats or apartments. Their heating tells the story of years of mixed use and modification.

Lynmouth, down in the valley, is joined to Lynton by the Cliff Railway — a Victorian water-powered funicular that's been running since 1890. Lynmouth's properties are mostly at the bottom of the valley near the harbour and can be damper for it. The 1952 flood destroyed much of the lower village, so most of what's there now is post-war rebuild.

The Valley of the Rocks, just west of Lynton, gives the area its shape and its character, and marks the start of a stretch of coast where properties are genuinely remote.

If you own a holiday let here, the pre-season check matters more than most places. A boiler that's been sitting since October in an empty Exmoor property has had a hard few months. I can do the boiler service and the gas safety check (CP12) in one visit.

Repair or Replace?

Being this far out changes the sums a little. In a property that's hard to reach at short notice, a boiler nearing the end of its life is a bigger liability than the same boiler in town. A December breakdown in an empty holiday property up here, with frozen pipes a genuine possibility, is a far more serious business than the same fault in a Barnstaple terrace.

Under 8 years old, nearly always worth repairing.

8–12 years old — depends on the brand and the fault. A Worcester Bosch at 10 with a failed diverter valve is worth fixing. A budget brand of the same age with a cracked heat exchanger is a harder call.

Over 15 years. Especially in holiday properties, the odds of a mid-season or mid-winter failure climb steeply at this age. If the repair's over £400–500 and the boiler's already unreliable in a remote spot, replacing is usually the easier decision to defend. I'll tell you honestly what I make of yours once I've seen it.
