Remote Doesn't Mean Unserved

Lynton and Lynmouth are about as far from Barnstaple as I regularly go: roughly 35–40 minutes via the A39 through Blackmoor Gate, or along the coast road if the weather's playing fair. They sit right on the edge of Exmoor, perched above the Bristol Channel, and between the isolation and the altitude, when a boiler fails here in winter it fails hard.

I'm George Lane, a Gas Safe registered heating engineer serving Barnstaple and North Devon. I cover Lynton and Lynmouth deliberately. These are communities that don't have many options when the heating packs up, and I think that matters.

There are about 1,500 residents split between the twin settlements, all within the EX35 postcode. Lynton is the upper town, connected to Lynmouth below by the Victorian cliff railway. The housing is a mix of Victorian holiday villas, terraced property, and older stone cottages. Most of the older stock has had its heating system evolve over the years: original fireplaces supplemented by oil, then some converted to gas where the supply reaches.

A handful of engineers list Lynton in their coverage area, and the bigger firms will drive up from the larger towns. I'm not claiming to be the only option. I'm saying I include this area in my regular patch rather than treating it as a reluctant edge case.

A Note on Gas Availability in This Area

Lynton and Lynmouth do have mains gas in parts of the town, but rural properties and isolated cottages around here are more likely to be on oil or LPG. My boiler and appliance work is mains gas only. LPG boiler work needs an appropriately LPG-qualified Gas Safe engineer, and oil boiler work needs an OFTEC-registered engineer.

Check which fuel your property runs on before booking, and I can tell you honestly whether the work is something I can do.

When you book, I'll confirm it and give you a two-hour window rather than a whole day sat at home waiting. On the morning you get a text with a tracking link, so you can see where I've got to instead of wondering. Traffic and the job before yours are real, so it's a window rather than a promise to the minute, but if it slips you'll hear it from me first.

Frequently Asked Questions

Does it cost more to get you out to Lynton because of the distance?

No. The drive over Exmoor takes longer than the mileage suggests, but Lynton is about 22 miles by road from South Molton, inside the 25 mile radius where travel is included. I'll confirm the price for the job before I come out.

How far is Lynton from Barnstaple?

About 35–40 minutes via the A39 through Blackmoor Gate, or a similar time along the B3234 coast road. It's a proper journey, and I'll allow realistic travel time when I plan your visit.

My property is on the edge of Exmoor, can you reach it?

Most likely yes, depending on exactly where. Call me and I'll confirm. The villages listed above I reach regularly; anywhere more remote I'll look at individually.

The streets are so steep: can you actually reach my property, and is parking a problem?

Yes. Lynton and Lynmouth are both fine to reach by van, even up the steeper streets. I'm used to North Devon's hills and narrow lanes. Parking can be tight near the top of Lynton and around Lynmouth harbour, especially in season, so if you can point me at the nearest spot or a driveway when you book, it saves time on the day. Do you cover Lynton?

Yes. Lynton and Lynmouth are a regular part of my work, along with Barbrook and the nearer Exmoor villages. Some engineers won't make the drive. I do.

Does it cost more to come out to Lynton?
