Common Central Heating Problems I Fix in Lynton

Cold radiators. Cold at the top is an airlock — bleed it with a radiator key and water rises to fill the space. Cold at the bottom is sludge and magnetite, iron oxide that's settled in the base and choked the flow, and bleeding won't touch it. One radiator cold while the rest heat normally usually means a stuck or failed thermostatic radiator valve, with the internal pin seized shut. That's especially likely on old valves nobody's turned in years, and it's a regular find in Lynton's Victorian housing where original 1980s and 1990s TRVs are still on the wall.

Noisy systems. Kettling — that low rumble or boiling sound from the boiler — is limescale on the heat exchanger. Exmoor water is soft, so it's less common here than in hard water areas, but old systems that have never had inhibitor in them still manage it. Banging or clunking in the pipework is water hammer or pump cavitation. Gurgling is air, and on Lynton's older open-vented systems airlocks can be stubborn things, particularly on the top floor of a tall Victorian house.

Pressure loss on sealed systems. Usually the expansion vessel: the diaphragm ruptures, the vessel waterlogs, and it can't absorb thermal expansion any more, so the PRV weeps every heat cycle. It can also be a PRV weeping at normal pressure through age or muck in the seat, or a genuine leak. Worth saying, though: pressure loss only applies to sealed pressurised systems. A lot of Lynton properties are still open-vented and gravity-fed, and on those pressure tells you nothing.

Thermostat and programmer faults. Controls problems get blamed on the boiler all the time. I check the controls as part of every diagnosis.

Zone valve failures. S-plan systems use two separate 2-port motorised valves for heating and hot water; Y-plan uses a single 3-port mid-position valve. Honeywell V4043, Danfoss and Drayton are the usual brands. They fail with a stuck actuator head, a dead motor, or a microswitch fault where the valve opens but never tells the boiler to fire.

Pump failure. Grundfos Alpha and Wilo Yonos pumps are standard in anything updated in the last fifteen years. Older Lynton properties often still have the earlier Grundfos UPS series, which was the default for decades and is still going in houses that haven't had a system upgrade. Three ways they fail: seized impeller, worn bearings, or air binding.

Radiator Problems, Diagnosis and Repair

First check is the TRV, which controls flow into the radiator. In older Lynton properties it's not unusual to find TRVs from the 1980s or early 1990s that went on when the system was first installed. The pin inside seizes shut through corrosion or calcium, so the head turns but nothing moves. Take the head off, press the pin by hand, and you'll know in seconds. Sometimes a stuck pin frees off; more often the valve body needs replacing. If they're still the original 1980s bodies, honestly, replace them anyway.

If the TRV's working, I bleed the radiator. If air comes out and it warms up, that's that. No air and a cold bottom means sludge, which is a power flush job, not a bleed.

Lockshield balancing gets forgotten on a lot of older Lynton systems. If the radiators by the boiler are scorching while the upstairs or far-end rooms never warm, the lockshields on the near ones need closing down to push flow further round. On a system that's run for decades with nobody touching them, proper balancing makes a striking difference.

Replacing a radiator that's corroded through at the seams and weeping is a drain, swap, refill and inhibitor check. On an open-vented system I'll confirm the header tank is sitting right and the ball valve works before I refill.

Properties in Lynton EX35

Lynton and Lynmouth together are one of the most distinctive places in North Devon: a Victorian cliff railway joining the upper and lower towns, views out over the Bristol Channel, the Valley of the Rocks to the west, Watersmeet in the East Lyn valley below. The houses were built for Victorian tourists and the well-off families who followed them — solid stone houses, guesthouses and villas meant to last. Most of them still stand, and most are still lived in.

The heating in them tells its own story. Plenty have been part-updated over the years — a new boiler here, a new pump there — without ever being replaced properly. You end up with a system of mixed vintages: a fifteen-year-old combi driving an open-vented circuit through thirty-year-old pipework, with TRVs that have been in the same spot since the 1990s. None of that is unusual or a problem in itself. You just have to read it right before you start diagnosing.

Lynmouth sits below the cliff, close to sea level, and it's noticeably damp down there. Long exposure to damp speeds up corrosion on pipework and rots the insulation on pipes in unheated spaces. Anything running outside, or through an unheated outbuilding or cellar down at Lynmouth's level, is worth checking now and then.

Holiday properties in Lynton and Lynmouth get the same idle-period problems as Woolacombe — pumps seized after a winter standing still, sticking zone valves, expansion vessels that have lost their charge. A check before Easter is time well spent. The difference here is the remoteness: a heating failure in a Lynton holiday cottage during a cold Exmoor snap is a good deal more urgent.

My Lynton house has a header tank in the loft. Is that an open-vented system?

Yes. A feed-and-expansion tank up in the loft — a small tank with a ball valve — means an open-vented gravity-fed system. They work differently from modern sealed systems: nothing holds the pressure up artificially, so pressure loss isn't a symptom you'd see. The faults are different too — airlocks, sludge, pump failure, seized TRVs. I work on open-vented systems all the time.

What causes an airlock in the heating circuit?

Air gets in a few ways: a header tank ball valve letting the level drop, work done on the system that wasn't bled properly afterwards, or just slow ingress over the years in an open-vented circuit. In a tall Victorian house — and Lynton has plenty — the top-floor radiators are furthest from the pump and airlock most readily. Bleeding systematically from the lowest radiator up, then running the system and bleeding again, usually clears it.

Why are my old Grundfos pumps failing?

The Grundfos UPS series, common in Lynton properties from the 1990s and 2000s, is a good pump, but nothing runs forever. Fifteen to twenty years is a fair innings. Bearings wear, the impeller housing corrodes inside, and eventually it either seizes or gets loud enough that you notice. Swapping to a modern Grundfos Alpha or Wilo Yonos brings a real efficiency gain with the repair — they use a fraction of the electricity of the old fixed-speed pumps.

What is BS 7593?

It's the British Standard for treating water in domestic central heating systems. It sets out how flushing, inhibitor dosing and water treatment should be done. Working to BS 7593 means the flush is done properly and the inhibitor is at the right concentration, rather than a bit of water through the pipes and a splash of chemical for good measure.

My Lynton holiday property had no heating all winter. What should I check first?

In this order: run the system and listen to the pump — humming with no flow means a seized impeller. Check the zone valves are opening fully. Check expansion vessel pressure if it's a sealed system. Bleed the radiators from the lowest upward. If the pump has seized, that's the one to deal with first, because nothing circulates until it's turning.
