Bideford has more old housing than most North Devon towns. East-the-Water, the Quayside and the streets running off Allhalland Street are full of Victorian and Edwardian properties, plenty of them running the same central heating they've had for decades. Appledore, a few miles north, is much the same — old fishing village cottages with systems that have been added to and fiddled with over the years rather than properly replaced.
So I get a steady stream of heating faults that aren't just a case of swapping a part. Sludged-up systems, open-vented setups with tired pumps, zone valves last replaced when Blair was in Number 10. I work on all of it.

Cold radiators are my most frequent call. Where the cold bit sits tells you a lot. Cold at the top is an air lock: bleed it with a radiator key and water fills the gap. Cold at the bottom is sludge and magnetite settled in the base blocking the flow, and no amount of bleeding will touch it. One radiator cold while the rest are warm usually means a stuck or failed thermostatic radiator valve (TRV), where the pin inside has seized shut after years untouched, or a balancing problem on that circuit.
Noisy systems each have their own cause, and Bideford has a pattern of its own. Kettling — that rumble or popping from the boiler — is limescale on the heat exchanger. Water through the Torridge catchment is moderately hard compared with softer parts of North Devon, and that extra mineral content speeds up scaling, especially on older combis. Kettling genuinely is more common in Bideford than up the softer Taw valley. Banging and clunking in the pipework is usually water hammer or the pump cavitating; gurgling is air in the circuit.
Pressure loss on a sealed system is one of three things: a failed expansion vessel (the usual suspect — the diaphragm ruptures, the vessel waterlogs, and it can't take up thermal expansion any more), a weeping pressure relief valve, or a leak on pipework or a radiator fitting.
Thermostat and programmer faults — heating that won't start, controls calling at silly times, a temperature reading that's obviously wrong — get blamed on the boiler far too often. I check the controls on every diagnostic.
Zone valve failures are common past ten years. S-plan systems use separate 2-port motorised valves for heating and hot water; Y-plan uses one 3-port mid-position valve. Honeywell V4043, Danfoss and Drayton are the ones I meet most. They fail with stuck actuator heads, burnt-out motors, or a microswitch fault where the valve opens but never tells the controller it has.
Pump failure. A Grundfos Alpha or Wilo Yonos with a seized impeller or worn bearings means no circulation at all: the boiler fires and nothing moves. An air-bound pump sounds different — it runs but circulates badly, usually with a rattle as it spins through air instead of water.
With a cold radiator I check the TRV first. In the older houses in East-the-Water and round the Quayside, plenty of TRVs have been in place since the 1990s or early 2000s, and the pin inside seizes shut. The head clicks away happily while the pin sits there doing nothing. Take the head off, push the pin by hand, and you know. Sometimes a seized pin frees up with a bit of persuasion; more often the valve body needs replacing.
If the TRV's fine I bleed the radiator. Air out and warmth in, job done. No air, bottom still cold — that's sludge, and the system wants a power flush.
Lockshield balancing matters when the radiators nearest the boiler are roasting and the far rooms never quite get there. Setting the lockshields so each radiator takes the right share of the flow takes time to do properly, but you feel the difference through the whole house.
Replacing a radiator that's corroded through and weeping is a drain, swap and refill. I check the inhibitor levels before I put water back in.
East-the-Water and the Quayside have the highest concentration of old housing. Victorian and Edwardian terraces with systems that may never have seen a power flush, older open-vented setups, and TRVs long past their service life. These are the houses where I find the most sludge, the most seized components, and the biggest gain from a full system clean and recommission.
Northam and Westward Ho! are more modern: sealed pressurised systems, combis or system boilers, and the faults you expect past ten years. Expansion vessel diaphragms starting to go, TRVs nobody's ever serviced, zone valve heads beginning to stick.
Appledore is much like East-the-Water. The older village properties have aged systems, and being right on the Torridge estuary means the outside bits — flue terminals, any exposed pipework — corrode faster than they would inland at the same age.
The moderately hard water across EX39 makes inhibitor dosing and magnetic filtration matter more here than most places. A system with no Magnaclean or Fernox TF1 on it will sludge up quicker than one that's protected.

Usually a stuck or failed TRV, with the pin inside seized shut. It can also be an air lock or sludge blocking that one radiator. On older Bideford systems seized TRVs are especially common, simply because the valves have sat there for years without anyone touching them. I can normally tell which it is within a few minutes.
A power flush uses a proper machine and a chemical cleaner to shift magnetite sludge and corrosion out of the system. With Bideford's moderately hard water it's more relevant here than in the softer parts of Devon. If your radiators are cold at the bottom, if the system's noisy, or if the water's dark when you bleed one, you almost certainly want one. On a sealed system it's most often a waterlogged expansion vessel. The diaphragm has failed, the vessel can't buffer pressure changes, and the PRV weeps off the excess every time the system heats up. Topping up buys you a week or two but fixes nothing. The vessel wants a nitrogen recharge, or replacing.
Kettling is limescale on the heat exchanger creating hotspots where water boils before it can circulate away. With the Torridge area's moderately hard water it happens more here than in the softer parts of North Devon. Left long enough it stresses the heat exchanger and shortens the boiler's life. A descale and inhibitor dose is where I'd start; in bad cases the heat exchanger needs replacing.
