I run it through heating and hot water, check nothing's still in the fault log, and make sure it's all working before I go. No driving off and hoping.

Common Boiler Faults I Fix in Fremington EX31

Pressure loss: Worcester F22, Vaillant F22, Baxi E119, Ideal F1 Pressure that keeps dropping is the complaint I deal with most. It might be a slow leak at a radiator valve, an expansion vessel on its way out, a joint under the floorboards, or a pressure relief valve (PRV) starting to drip. I find where it's going rather than topping it up and driving off.

Ignition faults: Worcester F28/EA 227, Vaillant F28/F29, Baxi E133, Ideal F1 When a boiler won't light, or fires for a second and cuts out, it's usually the spark electrode, the flame sensor (the flame rectification electrode) or the gas valve. On older Vaillant ecoTECs the F75 fault — pressure sensor or pump — is a regular one. I carry test kit to tell them apart before anybody spends money on parts.

Diverter valve failure Hot water but no heating, or the other way round, and the diverter valve is the first suspect. It sends flow to either the heating or the hot water circuit inside a combi, and when it sticks or the seals go, one side gets nothing. Replacement valves for the Worcester Bosch Greenstar and Baxi 800 series, both common round here, are easy enough to get.

PCB failure (printed circuit board) The PCB runs the whole boiler. When it fails you get erratic behaviour: intermittent lockouts, a boiler that won't start, or fault codes that don't match anything else. Confirming a PCB fault needs test equipment, and I won't recommend replacing one on a guess.

Expansion vessel failure A waterlogged expansion vessel can't absorb pressure changes any more. Pressure creeps up when the boiler fires, the PRV opens and drips, and you end up topping the system up every few days. Re-pressurising or replacing the vessel is a clean fix.

Pump failure Pumps seize more often on systems that haven't been serviced. When one goes, the boiler fires but no heat gets to the radiators, or you get a fault code pointing at circulation. Replacing it is routine work.

Condensate issues The condensate drain on a condensing boiler can block, or freeze in a cold snap, and a blocked trap locks the boiler out. If yours stopped on a frosty morning, that's the first thing to check. You can often thaw an external condensate pipe yourself with warm water.

Flue fan faults The flue fan pulls the combustion gases out through the flue, and when it fails the boiler locks out to be safe. It usually announces itself as an odd noise, or a suspicious silence, when the boiler tries to start.

Boiler Brands I Repair in Fremington

Worcester Bosch Greenstar. The most common premium boiler in this part of North Devon. The Greenstar 2000, 4000 and 8000 are all well represented in Fremington and Yelland. Well built with good parts availability, and the usual faults are the diverter valve, the expansion vessel and the PCB.

Vaillant ecoTEC Plus and Pro. Fitted widely through the 2010s. F75 and F22 account for most Vaillant call-outs in EX31.

Baxi 800 series and Duo-tec. A popular mid-range choice across the post-war housing here. E133 ignition faults are what I'm called out to most.

Ideal Logic and Vogue. Reliable mid-market boilers. The Logic range has a known thermistor fault on older models that throws F1 codes, and it's usually a simple, affordable repair.

Glow-worm Betacom and Flexicom. More common in the older post-war properties. Some Flexicom parts are getting harder to find, so I'll check availability before I commit.

Potterton Performa and Profile. Still going in some of the older Fremington houses. Good boilers in their day, but the parts supply for older models is thinning.

EX31 covers Fremington and the area round it, sharing the EX31 postcode with central Barnstaple. Round Fremington, EX31 takes in the village itself, Yelland, the road corridor toward Instow, and out toward Bickington.

Fremington village sits above the estuary with the Quay below it — the old quayside and lime kilns that were once the commercial heart of this stretch of the Taw. The housing is mostly 20th century: post-war semis and terraces, some 1960s and 1970s estates, and more recent infill.

Yelland, a small village to the west, is largely residential with a similar spread of housing ages. Chivenor, between Fremington and Braunton, has the barracks site and some residential housing around it.

Repair or Replace?

Under 8 years old. Nearly always worth repairing. A well-maintained boiler should get comfortably to 12–15 years.

8–12 years old — depends on brand and fault. A Worcester Bosch Greenstar at ten with a failed diverter valve? Worth fixing. A budget brand from the early 2000s with a failed heat exchanger? Different sum entirely.

Over 15 years. I'll be straight with you. Parts availability varies a lot by brand: some boilers are still fully supportable at 15–18 years, others are effectively orphaned. If the repair's over £400–500, replacing may well save you money over the next 3–5 years, especially with the efficiency you'd gain from a modern A-rated condensing boiler.
