Braunton is the closest of my regular call-out areas — five to twenty minutes depending which end of the village you're at. It also comes with its own set of heating problems, and they're worth knowing about if you own property here.
Being on the coast matters. Salt air corrodes external heating components faster: flue terminals, aluminium condensate pipe, any exposed pipework. The inside isn't immune either, because the damp coastal climate means anything already on its way out gets there quicker than the same part would inland. External parts on a Braunton installation deserve a harder look at service time than they'd need on a system in, say, Tiverton.
The housing runs from older village-centre properties, some still on open-vented systems with conventional boilers, out to the modern estates at Wrafton and Velator with sealed pressurised systems. Then there's a big holiday cottage and holiday let presence, especially anywhere near Saunton Sands. Those work flat out for a few months and then sit empty, which gives me the same pattern I see in Ilfracombe: things fail the moment the heating goes back on after months of doing nothing.

Cold radiators. Cold at the top is an air lock — bleed it with a radiator key. Cold at the bottom is sludge and magnetite settled in the base, stopping the flow getting in, and bleeding won't touch it. One radiator cold while the rest are warm is usually a thermostatic radiator valve (TRV) fault, with the pin inside seized shut, or a balancing problem on that circuit. The fix follows the cause.
Noisy systems. Kettling — the rumble or popping from the boiler — is limescale on the heat exchanger. Banging or clunking in the pipework is usually water hammer or the pump cavitating. Gurgling is air. In Braunton I also see the odd noise from pipework that's corroded outside to the point where the fixings have gone and the pipe can move about. Worth checking on any older external or half-external run.
Pressure loss on a sealed system comes down to a failed expansion vessel (the common one — the diaphragm ruptures and the vessel waterlogs), a weeping pressure relief valve, or a leak. Different fixes, so I work through the causes in order rather than guessing.
Thermostat and programmer faults. Heating that won't start, a programmer whose settings never actually call for heat, temperature readings that are plainly wrong. These are controls faults more often than boiler faults, and they're often easier to sort than people fear.
Zone valve failures. S-plan systems use separate 2-port motorised valves for heating and hot water; Y-plan uses one 3-port mid-position valve. Honeywell V4043, Danfoss and Drayton are the common ones. They fail with stuck actuator heads, burnt-out motors, or a microswitch fault where the valve opens but the boiler never gets told.
Pump failure. Including post-idle seizure. A Grundfos Alpha or Wilo Yonos left standing all winter can seize the moment the heating goes back on. The motor hums away and nothing circulates. That's a particular risk on holiday lets and seasonal properties round Braunton. Sometimes the impeller frees off; more often the pump needs replacing.
First thing I check is the TRV. It controls the flow into the radiator, and in older Braunton properties there are plenty still in place from the 1990s or early 2000s, with the pin inside seized shut. The head turns nicely, the pin doesn't move at all. Take the head off, push the pin by hand, and you'll know straight away. Sometimes it frees with a bit of persuasion; more often the valve body needs replacing.
If the TRV's fine, I bleed the radiator. Air out, radiator warms, done. No air and the bottom still cold means sludge, and the system wants a power flush.
Lockshield balancing makes a real difference where the radiators nearest the boiler run scalding while the far rooms never quite get warm. Closing down the lockshields on the near ones spreads the flow more evenly round the circuit. It takes time to set up properly, but you feel it everywhere in the house.
Replacing a radiator that's corroded through and weeping from the body is a drain, swap and refill. I check and top up the inhibitor before the system goes back into service.
The older village-centre properties along Caen Street and the streets around it have systems of all types and ages. Some have been updated in stages: a new boiler bolted onto an old open-vented circuit, or a combi dropped in where a conventional boiler and cylinder used to sit, without the pipework ever being properly reworked to match. Those hybrids throw up odd faults that need careful diagnosis.
Wrafton and Velator have more modern, more standardised systems — sealed pressurised combis or system boilers — with the faults you'd expect on something ten to twenty years old. Expansion vessel diaphragms near the end, TRVs nobody's ever serviced, zone valve heads starting to stick.
Saunton properties, and anything else taking coastal air straight on, want their external components checked regularly. For exposed external runs by the sea, stainless steel condensate pipe beats plastic or copper. Where I find aluminium or bare copper in an exposed spot, I'll say so.
Holiday cottages and lets need heating that just works, because a breakdown between guests is a direct hit to your season. If you look after properties round Braunton, book a pre-season check in February or March rather than waiting for a guest to ring you about a cold house.

Most likely a stuck or failed TRV with the pin seized shut. It can also be an air lock or sludge in that one radiator. I can usually work out which within a few minutes of looking at the system.
A power flush uses a proper machine and a chemical cleaner to get magnetite sludge out of the heating system. If radiators are cold at the bottom, if the system takes an age to warm up, or if the water's dark when you bleed one, you almost certainly need one. I work to BS 7593 and include a Magnaclean or Fernox TF1 filter and an inhibitor dose as standard.

On a sealed system it's usually the expansion vessel diaphragm. The vessel can't absorb thermal expansion any more, so the PRV weeps every heat cycle. Topping up doesn't fix that. The vessel needs recharging or replacing.
Limescale on the heat exchanger, boiling the water locally before it can circulate away. It's less common in North Devon's soft water than in hard water areas, but older systems and ones with no inhibitor in them still manage it. A descale and an inhibitor dose is where I'd start.
Braunton is about 18 miles from South Molton and one of the closest places to Barnstaple on my round. Timing depends on my route and the jobs already booked.
