Common Central Heating Problems I Fix in Woolacombe

Cold radiators. Cold at the top is an airlock — bleed it with a radiator key and water rises to fill the gap. Cold at the bottom is sludge and magnetite, iron oxide settled in the base and restricting the flow, and bleeding does nothing at all for that. One radiator cold while the rest are fine points to a thermostatic radiator valve with the internal pin seized shut. TRVs in holiday lets are especially prone to it, given they get hammered all season and then sit untouched for half a year.

Noisy systems. Kettling — the low rumbling or popping from the boiler — is limescale on the heat exchanger. North Devon's water is soft so it's less common here than in hard water areas, though older systems and ones with no inhibitor manage it in time. Banging or clunking in the pipework means water hammer or pump cavitation. Gurgling is air in the circuit.

Pressure loss on sealed systems. Usually the expansion vessel: the rubber diaphragm ruptures, the vessel waterlogs and can't absorb the expansion, so pressure climbs each heat cycle and the PRV weeps to let it out. It can also be a PRV dripping at normal pressure, or a leak. Woolacombe properties that stand empty for months are particularly prone to losing nitrogen from the vessel — the pre-charge slowly dissipates even with the diaphragm intact, and the vessel needs recharging.

Thermostat and programmer faults. Controls that aren't calling for heat properly look exactly like a boiler fault from the outside. I check the controls on every diagnostic visit.

Zone valve failures. S-plan systems use separate 2-port motorised valves for heating and hot water; Y-plan uses a single 3-port mid-position valve. Honeywell V4043, Danfoss and Drayton are the ones I meet most. After a long idle spell the actuators stick — the motor runs but the valve body doesn't move. Microswitch failures, where the valve opens but never tells the boiler to fire, are common too.

Pump failure, especially post-idle seizure. This is the big one in Woolacombe. A Grundfos Alpha or Wilo Yonos left standing for five or six months can seize the moment the heating goes back on. The motor hums and draws current, but the impeller has bound against the housing. Sometimes I can free it by hand; often the pump needs replacing. It's the first thing I check on any Woolacombe property that's been sitting empty.

Radiator Problems, Diagnosis and Repair

The TRV is the first thing I look at on a cold radiator. It controls flow into the radiator through a spring-loaded pin. In holiday lets, guests tend to turn every TRV in the house to maximum and leave them there, and after years of that plus months of nothing, the pin seizes shut. The head turns, the pin doesn't. Take the head off, press the pin, and you'll know in seconds. Sometimes it frees off; often the valve body needs replacing.

If the TRV's fine, I bleed the radiator. Air out and the radiator warms through means you're done. No air with a cold bottom means sludge, and that's a power flush.

Lockshield balancing matters in Woolacombe properties with long pipe runs, where the radiators nearest the boiler run scorching while upstairs or the far end never warms. Closing the near lockshields down proportionally spreads the pressure more evenly and brings the neglected rooms up to temperature.

Replacing a radiator that's corroded through at the weld seams and weeping is a drain, swap and refill, and I check the inhibitor concentration before the system goes back on.

My Woolacombe holiday let has been empty all winter and now there's no heat. What's likely wrong?

After a long idle spell it's usually one of three things: a seized pump impeller (the motor hums, the impeller won't turn), a stuck zone valve actuator that won't open to call for heat, or an expansion vessel that's lost its nitrogen pre-charge. Airlocks in the heating circuit are common after a winter of standing still, too. I can normally work out which it is on site and fix most of them the same visit.

What is the expansion vessel and why does it keep needing attention?

It's a sealed chamber inside the boiler — or bolted on externally with older system boilers — with a rubber diaphragm across the middle. Nitrogen at a set pressure sits on one side, system water on the other. As the water heats and expands it squeezes the nitrogen, which soaks up the pressure rise. When the diaphragm fails, or the nitrogen leaks away, the vessel can't do that job any more. On Woolacombe properties that sit idle for months the charge drains off slowly even with the diaphragm intact, so recharging it belongs in your pre-season maintenance.

Why does the boiler keep losing pressure over winter?

If the property's been cold for months, small amounts of water can escape through the filling loop or around fittings and add up to a gradual drop. More often it's the expansion vessel: with a low pre-charge the PRV weeps far more readily. If the pressure is lower every time you look at it, the vessel and the PRV both want investigating.

Should I have a pre-season check done on my Woolacombe holiday let?

A seized pump found in March is a manageable morning. The same pump found when a guest arrives at Easter is anything but. Are coastal properties more prone to heating problems?

The external bits are: flue terminals, condensate pipe, exposed pipework and fittings. Salt air chews through aluminium and uncoated ferrous metal much faster. Inside, it makes little difference. But any external run on a Woolacombe property should be stainless steel or plastic rather than aluminium condensate pipe, and the external metalwork is worth a look every so often.
